The average Toronto home sold for $1,010,836, down 3% from July 2025. Price trends varied by property type: detached and condo prices each declined 2%, townhouse prices declined 6%, and semi-detached homes saw the largest adjustment at 10%.
Although the market remained balanced overall, the narrowing gap between sales and new listings suggests buyers may have less negotiating room if this trend continues. Lower borrowing costs, with the prime rate at 4.45% compared with 5% last July, may also encourage more buyers to move forward as economic confidence improves.
For sellers, reduced inventory could create a more favourable environment, but pricing and presentation remain important. For buyers, there is still meaningful selection, though well-priced homes may face stronger competition than earlier in the year.
